Refinancing in Fort Mill, Rock Hill, Tega Cay and Indian Land
Most of our South Carolina refinance volume sits in York and Lancaster County, in the belt of towns just over the state line from Charlotte. The four we work in most are all within about 40 minutes of our Uptown office, and all four have seen enough value growth in recent years that homeowners who bought before the last run-up are often sitting on more equity than they realize.
Fort Mill, SC
York County, and one of the fastest-growing addresses in the country. A lot of Fort Mill owners bought new construction with a builder’s preferred lender and a rate buydown that has since expired, which is one of the more common reasons a refinance here actually pencils. Worth checking whether mortgage insurance can come off at the same time.
Rock Hill, SC
York County’s largest city and a wide range of price points, from older neighborhoods near downtown to newer development out toward the interstate. Cash-out refinancing comes up more often here than rate-and-term, usually for renovation on an older home.
Tega Cay, SC
A smaller York County market on Lake Wylie with higher price points, so jumbo refinancing and loan amounts near the conforming limit both come up. Where a balance sits just above the limit, it is sometimes worth paying it down to land underneath rather than pricing it as a jumbo.
Indian Land, SC
Lancaster County, sharing a Fort Mill mailing address, which confuses more than one lender’s system and occasionally the county on a tax record. It is worth getting right, because Lancaster and York County property taxes are not the same and the escrow figure depends on it.
Wherever you are in South Carolina, the officer writing your loan needs a South Carolina license for a South Carolina property. Several of ours hold one, so you are not waiting on one person’s calendar.

Two Things South Carolina Buyers Should Know
South Carolina is an attorney-closing state. A licensed South Carolina attorney has to supervise the closing itself, which is not how it works across the line in North Carolina, and it changes who you are dealing with in the last two weeks. We work with closing attorneys across York and Lancaster County and will introduce you to one if you do not already have somebody.
The other one is the assessment ratio, and it is the difference people miss. A home you occupy as your legal residence is assessed at 4 percent of value. A second home or a rental is assessed at 6 percent. On the same house that gap is large enough to move the monthly payment, so we set the escrow on the ratio that will actually apply to you rather than on the seller’s current tax bill. Quoting from the seller’s bill is the usual reason a South Carolina payment estimate comes in low and then moves at closing.
