Where we lend

Every city, county and state 1st Advantage Mortgage serves, with a page for each.

We are a licensed mortgage broker and lender based in Uptown Charlotte. These are the places we lend, each with its own page covering the local picture: what houses cost, which programs fit, and who you would be working with.

There is one office, in Charlotte. Everywhere else on this list is an area we serve rather than a branch, and every file is handled by an officer licensed in that state.

Not on the list?

The list above is where we have written a page, not the limit of where we can lend. If your property is somewhere else, call us and we will tell you straight away whether we are licensed there.

Questions

Mortgage questions across NC and SC service areas, answered

Which areas does 1st Advantage Mortgage serve?

1st Advantage Mortgage serves buyers and homeowners across the Charlotte region from our Uptown office at 128 S Tryon Street. We have local pages for Charlotte, Huntersville, Matthews, Gastonia, Belmont, Mount Holly, Concord, Kannapolis, Mooresville, Monroe, Indian Trail, Waxhaw and Weddington in North Carolina, plus Fort Mill, Rock Hill and Indian Land in South Carolina, Hickory, Greenville, SC, and Titusville, PA.

Do I need to come to your Charlotte office?

No. Most clients never need to visit. Applications, document uploads and disclosures are handled online, and your closing takes place with a local closing attorney near the property.

Which states are your loan officers licensed in?

Each loan officer holds their own state licenses, which you can confirm by looking up their NMLS ID on NMLS Consumer Access. Our company NMLS is #2468711. Tell us where the property is, and we will match you with an officer licensed in that state.

Where are home prices lowest around Charlotte?

Among the towns we serve, Gastonia, Hickory, Kannapolis and Rock Hill had median sale prices between about $307,000 and $322,000 for the three months ending September 2026, per Redfin, compared with about $420,000 in Charlotte. At the other end, Weddington's median was about $1.19 million.

How do property taxes compare across the Charlotte area?

North Carolina towns use a rate per $100 of value. For 2026-27, combined city and county rates range from about 46.92 cents in Weddington and 60.42 cents in Indian Trail to about 78.57 cents in Charlotte and $1.069 in Gastonia. South Carolina instead assesses owner-occupied homes at 4% of value and exempts them from school operating taxes. Because the systems differ, compare the dollar estimate for a specific home in Fort Mill, Rock Hill or Indian Land rather than the rate alone.

Which nearby areas may qualify for USDA zero-down loans?

Most larger towns near Charlotte are outside USDA's eligible areas, but many nearby communities are inside them. In our October 2026 spot checks, Dallas, Stanley, Lowell, Midland, Mount Pleasant, China Grove, Troutman, Marshville, Wingate, Clover and York came back eligible, among others. Eligibility depends on the exact address and household income, so we check each one.

What down payment assistance is available by state?

In North Carolina, the NC Home Advantage Mortgage offers up to 3% and the NC 1st Home Advantage Down Payment offers $15,000 to eligible buyers, and House Charlotte offers up to $80,000 inside Charlotte city limits. In South Carolina, SC Housing's Homebuyer Program offers $10,000 forgivable over 15 years. In Pennsylvania, PHFA's Keystone Advantage offers up to 4% or $6,000, whichever is less.

How do I find the right loan officer for my town?

Each location page lists the loan officers who work that market, or you can call our main line at 704-343-8681 and we will match you based on the property's location and the loan you need.
