Questions

Refinance FAQs for Charlotte homeowners

When does refinancing my Charlotte home make sense?

Refinancing usually makes sense when the monthly savings repay your closing costs before you expect to sell or refinance again. To find your break-even, divide total closing costs by the monthly savings. We run that math with offers from several wholesale lenders and tell you plainly if waiting is smarter.

How much does it cost to refinance in Charlotte?

Costs vary by loan size and lender and usually include lender fees, appraisal, title insurance, the closing attorney and recording fees, plus a new escrow deposit. Some can be offset with a lender credit or rolled into the loan, and every cost appears on your Loan Estimate.

How much cash can I take out of my Charlotte home?

On a conventional cash-out refinance, you can generally borrow up to 80% of your home's appraised value, minus what you owe. FHA cash-out is also generally capped at 80%, and VA cash-out can go higher for eligible veterans. Lenders also look at credit, income and how long you have owned the home.

Can I refinance to remove mortgage insurance?

Often, yes. If your Charlotte home has gained value and you now have at least 20% equity, refinancing from FHA to conventional can remove mortgage insurance. On many conventional loans you can also ask your servicer to drop it without refinancing once you reach the required equity.

Will the 2027 Mecklenburg revaluation affect my refinance?

Your refinance appraisal is based on today's market value, not your tax value, so the revaluation does not set your loan amount. It can, however, change your escrow in 2027, and we size the new escrow account with that in mind.

Do I need an appraisal to refinance?

Not always. FHA streamline and VA rate reduction refinances often do not require a new appraisal, and some conventional refinances qualify for an appraisal waiver. We check which applies to you.

How long does a Charlotte refinance take?

Most refinances close in about three to five weeks, depending on the appraisal, title work and how quickly documents come back. In North Carolina a closing attorney handles the signing, and owner-occupied refinances include a three-business-day right to cancel before the loan funds.

Why refinance with a broker instead of my current lender?

Your current lender can only show its own terms. 1st Advantage Mortgage compares multiple wholesale lenders on every refinance, so you can see options side by side. All loans are subject to credit approval and program guidelines.
