If you are buying in Myers Park, Eastover, SouthPark, Ballantyne, Lake Norman, or Weddington, your loan amount may be above the conforming limit. That is a jumbo loan. Jumbo guidelines vary much more from lender to lender than standard loans, which is exactly where a broker helps. At 1st Advantage Mortgage, we are a local mortgage broker based uptown at 128 S Tryon St, and we compare jumbo options from multiple wholesale lenders to find the right fit for your income, assets, and goals.
Our clients have rated us 5.0 from more than 280 Google reviews. Call 704-343-8681 to talk through your jumbo options.
What counts as a jumbo loan in Charlotte in 2026?
A jumbo loan is any mortgage larger than the conforming loan limit set each year by the Federal Housing Finance Agency (FHFA). Mecklenburg County and the surrounding Charlotte-area counties use the national baseline limits for 2026:
| Property type | 2026 conforming limit | Jumbo if your loan is above |
|---|---|---|
| 1 unit | $832,750 | $832,750 |
| 2 units | $1,066,250 | $1,066,250 |
| 3 units | $1,288,800 | $1,288,800 |
| 4 units | $1,601,750 | $1,601,750 |
The limit applies to your loan amount, not the price of the home. For example, on a $1,000,000 home with 20% down, the loan is $800,000, which is under the 2026 limit and can be conforming. With 10% down, the loan is $900,000, which is a jumbo.
Typical jumbo loan requirements
Because jumbo loans are not backed by Fannie Mae or Freddie Mac, each lender sets its own rules. Common guidelines include:
- Down payment: often 10% to 20%, with some lenders allowing less for strong borrowers
- Credit score: many lenders look for 700 or higher, with the best terms often at higher scores
- Debt-to-income ratio: often 43% or lower, sometimes higher with strong reserves
- Cash reserves: several months of payments in savings or investment accounts after closing
- Appraisal: some lenders require two appraisals on larger loan amounts
- Documentation: full income and asset documentation is typical
Jumbo options we can compare
- Fixed-rate jumbo: 15- and 30-year terms with a steady payment
- Adjustable-rate jumbo (ARM): a fixed period followed by adjustments, for buyers who may move or refinance
- Jumbo for self-employed borrowers: bank statement and other non-QM options when tax returns do not tell the full story. See Self-Employed Mortgage.
- Jumbo refinance and cash-out: for current owners of higher-value homes
- Second homes: jumbo financing for a lake or mountain home, with lender-specific rules
Why a broker matters more for jumbo loans
- Guidelines vary widely: One lender may cap your loan amount or require more reserves. Another may not.
- Pricing varies too: We compare multiple wholesale lenders side by side.
- Complex income: Business owners, commissioned earners, and investors often fit one lender far better than another.
- Local service: A Charlotte loan officer who knows the market and answers your call, with new capacity on our team to move fast on competitive offers.
