Frequently asked questions from real estate agents
How fast can you pre-approve my buyer?
Usually within 24 hours of the first conversation, once we have pay stubs, two years of tax returns or W-2s, and bank statements. If the buyer sends documents the same day, the letter often goes out the same day.
What is the difference between your pre-approval and a prequalification?
A prequalification is an estimate based on what the buyer says. Our pre-approval is based on documents we have reviewed: income, assets and a credit report. That is why listing agents treat our letter as a commitment the buyer can close on.
Will you call the listing agent for me?
Yes. When your buyer is in a competitive offer, the loan officer on the file will call the listing agent directly to confirm the file is solid and answer questions. Ask and it happens the same day.
What if my buyer was denied by another lender?
Send them to us. As a mortgage broker we compare multiple wholesale lenders, each with different guidelines. A denial at one bank is often a different program at another lender. We also offer non-QM programs for self-employed buyers and investors that most banks do not.
Do you close on time?
Most purchase loans close in 21 to 30 days from contract, and we have closed in as few as 14 with a complete file. We set the timeline at contract and work the conditions from day one so the last week is quiet.
Do you work with first-time buyers who need down payment assistance?
Yes. We work with NC Home Advantage and South Carolina Housing programs, and we can stack assistance on FHA or conventional financing. We handle the program paperwork so it does not slow the closing.
Can you help self-employed buyers?
Yes. Bank statement loans use 12 or 24 months of business or personal bank deposits to qualify instead of tax returns. Self-employed buyers who write off heavily and cannot qualify on their returns often qualify this way.
Can you finance investment properties for my investor clients?
Yes. Conventional investment property loans, and DSCR loans that qualify on the property's rental income instead of the investor's personal income. DSCR loans can often close in an LLC.
